Answers Before You Ask.

Is this an investment?
No. You are making a loan. You receive a promissory note and a recorded first-lien deed of trust. You are a lender, not an investor. No security, fund, or partnership interest is offered or sold.
What if the borrower stops paying?
The attorney initiates foreclosure. Because you're first-lien at 76% LTV, there is a $55,000 equity cushion to protect your principal.
Can I use my self-directed IRA?
Yes. We work with most SDIRA custodians. The custodian wires directly to the closing attorney's trust.
Who actually holds the note?
You do. Or your IRA does. The note is assigned in your name (or your IRA's name) and recorded. You are the lender of record.
Can I talk to your attorney before wiring?
Absolutely required. We'll give you the attorney's direct line.
How quickly does the first interest payment arrive?
Thirty days after the loan funds. Your first monthly interest payment lands in your bank account on the 1st of the following month, and then on the 1st of every month thereafter for up to 36 months.
Who closes the transaction?
A North Carolina licensed closing attorney. Funds flow through the attorney's trust account — never to the operator directly. The attorney drafts the note, records the deed of trust, and disburses to the project only after everything is signed and filed.
What is the maximum loan-to-value ratio you will accept?
80% LTV is the hard ceiling. The current deal is 76% LTV, which leaves roughly $55,000 of equity cushion between the loan amount and the AS-IS appraised value.
Can I lend less than $25,000?
No. Minimum slice is $25,000. This keeps the note clean (3–5 lenders maximum) and ensures every lender receives a monthly interest payment that's worth the paperwork.
How is this different from a pooled mortgage fund?
You are assigned a pro-rata first-lien piece of one specific Charlotte property. It is your note, recorded in your name, with the property address and the borrower identified. It is not a share of a fund, not a partnership interest, and not a security.
